Description

This module is designed as a total problem based learning experience to develop students’ critical thinking, analytical, ethical and problem solving skills required of property professionals working in a modern complex built environment. Students will work as part a team on a multifaceted property development project while being facilitated by lecturers.

Learning Outcomes

On completion of this module the learner will/should be able to;

1.

Demonstrate an awareness of and articulate a personal knowledge base of principles, practice and theories-in-use from cognate modules.

2.

Develop self-directed learning with respect to professional transferrable skills.

3.

Provide strategic and reasoned advice, including the preparation and presentation of reports with reference to cost, time, quality and other related deliverables.

4.

Evaluate their decision making process and defend evidenced based courses of action.

5.

Synthesise in a logical and coherent manner credible solutions to complex multifaceted problems. 

6.

Reflect critically on their practice and procedure.

Teaching and Learning Strategies

The Problem Based Learning model will be primarily utilised to deliver the module.

Regular feedback will be provided to students throughout the semester with initial formal feedback provided after review of the outline business case submitted.

In addition a number of supplementary lectures will be held to augment existing knowledge in the following areas:

Development Process and Activity
- The development process.
- Land acquisition and evaluation, buying and selling development opportunities.
- Development finance
- Construction - Contract procurement and risk management
- Marketing

Development Appraisal and Finance
- Residual valuations
- Development viability appraisals
- Development cash-flows
- The impact of finance & funding of development, including feasibility & viability
- Profit share appraisals

Students who fail an element of the module will need to repeat each element (continuous assessment) as instructed by the module lecturer.

Indicative Syllabus

At the start of the semester students will be presented with a detailed CA brief. The brief will require students to prepare a Business Case exploring commercial opportunities in the Property Development Sector. The CA Brief issued will provide students with clear terms of reference and basis of information to enable Business Case development.

Indicative topics to be addressed in the Business Case to include: 

  • Identification of Options and Option Sift 
  • Strategic Context and Assessment of need
  • Objectives & Constraints
  • Monetary Costs & Benefits
  • Risk Appraisal
  • Financing and affordability arrangements
  • Selection of the preferred option

Note: The CA brief will examine all Learning Outcomes (1 to 6) to varying degrees.
