Description

The aim of this module provides comprehensive knowledge of services offered by estate agents with particular emphasis on property sales, lettings and marketing.  It is designed to provide the learner with an in-depth knowledge of the role and duties of the estate agent.  The module explores the various methods of sale as well as the policies and procedures that the agent is required to follow for good practice.  A comprehensive understanding of the essential marketing documentation required in the process of sale or letting of any property.  This module will outline the office administrational duties of the day to day operations of a property firm.

Learning Outcomes

On completion of this module the learner will/should be able to;

1.

Identify and appraise the roles and duties of the estate agent.

2.

Scrutinise the methods of sale, the policies and procedures that the agent is required to adhere to.

3.

Classify the various types of effective communication and negotiation skills between agents and clients.  Determine the appropriate conflict management methods.

4.

Recommend the essential marketing documentation required in the process of sale or letting of any property. 

5.

Evaluate the importance of efficient management and office administration in the operation of a property firm.

Teaching and Learning Strategies

This module will be delivered through lectures.

Moodle is used by lecturers to direct and manage the learning process and facilitates formal learning, posting of lecture notes and continuous assessments, additional resources and supporting documents.  Informal learning: social communication between learners.

Moodle will also be further used as a means of assessment, utilising online quizzes, for the uploading of assignments of reports.

This module is 100% Continuous Assessment.

Students who fail an element of the module will need to repeat each element (continuous assessment) as instructed by the module lecturer.

Indicative Syllabus

Identify and appraise the roles and duties of the estate agent.

Role of the estate agent, different parties, Agency, types of agency  

Scrutinise the methods of sale, the policies and procedures that the agent is required to adhere to.

Sale methods, Private treaty, tender and auction Vendors rights Fees and expenses  

Business correspondent and business reports- required documents for sales, lettings and valuations - LOI TOES AMI Due Diligence client agreements on marketing, fees separately to business fees. Valuations reports and letters Red book, Blue Book. 

Classify the various types of effective communication and negotiation skills between agents and clients.  Determine the appropriate conflict management methods.

Communication and Negotiation – motivation and nurturing characteristics a good negotiator, conflict management, organisational skills, and time management  

Recommend the essential marketing documentation required in the process of sale or letting of any property. 

Marketing documents sales, letting brochures, signage – contents, regulations surrounding same, online, virtual viewings, client agreement 

Explain the importance of efficient management and office administration in the operation of a property firm.

Letting and sales practice – Communication with vendors, conducting a letting show residential property for sale or let, practice and procedure for showing the property. Office administration duties – Keys, alarms, security, and procedures for handling this. Personal Safety
